What Makes Industrial Paving Different
The difference isn’t the asphalt itself, it’s what’s underneath it. A commercial lot is typically built for passenger vehicle weight and stop-and-go traffic. Industrial surfaces have to be engineered for sustained heavy loads: loaded trucks, forklifts, cranes, and equipment moving repeatedly across the same paths.
That changes a few things about how the project gets built:
- Base depth and compaction requirements go up to handle the load without shifting
- Drainage design matters more, since larger paved areas move more water when it rains
- Mix design has to account for constant equipment turning and pivoting, which wears pavement differently than straight-line vehicle traffic
Skipping any of these on an industrial site doesn’t just shorten the pavement’s life, it usually shows up as failure exactly where equipment turns or parks most often.

Can you pave around active operations without shutting the facility down?
Phasing work around active operations is standard for us, not an exception, since most industrial clients can’t afford a full shutdown.
What happens if a site’s existing base is already failing?
We assess whether reconstruction or full-depth reclamation makes more sense than resurfacing over a failing base, since paving over a bad base just moves the failure to a later date.
